
Rules for booking
A confirmation of booking plus 1/3 total deposit of the whole amount to be enclosed. Bookings by telephone/e-mail will be held for 5 days only and must be confirmed together with the deposit within this period.
On receipt of confirmation of booking, plus deposit, the hirer becomes responsible for full balance of rental due to be paid 3 weeks in advance of actual date booked or 5 weeks in the case of overseas hirers. If a booking is made within this period i.e. 3 weeks before the start of the holiday (5 weeks for overseas), full payment for rental must be made at the time of booking.
Cancellation of booking
In the event of a cancellation, the hirer will forfeit all monies already paid. Every effort will be made to re-let the property, but should this not prove possible and the term of rental falls within our busy period, June to end of August the hirer will be liable for full rental due.
Insurance
The owner insures his property against fire etc but in no way will be held responsible for loss of or damage to hirers personal effects.
It is strongly recommended that for the hirer’s peace of mind, a separate insurance is taken out to cover loss of personal property, cancellation due to illness etc. The hirer is responsible for the condition of the property and its entire contents during the hire period, fair wear and tear excepted. The hirer will make good any damage or loss and leave the property and contents clean and tidy. The person who will be held responsible for the hiring party will be the person who signs the booking form.
The Contract
The contract effected between the hirer and the owner/agent of the property is in terms of Schedule 4, Section 8 of the Housing (Scotland) Act 1988 and confers on the hirer the right to occupy the property for the period agreed for holiday purposes only.
Number of guests
The number of persons occupying a property must NOT exceed the maximum occupancy level stated in the brochure/particulars. Exceptions may be made for an additional baby or very small child and always with prior consent of the owner/agent of the property concerned.
Owner/agent reserves the right to immediately terminate occupancy of the property should this condition be breached.
Liability
Owners liability should the house become unavailable through any cause ie fire, flood damage etc will be limited to the amount of any rent paid.
Pets
Up to three dogs are permitted and must be kept under proper control at all times inside and out of the property (dogs must be kept on a lead if outside the property). Dogs are not permitted to sleep on the beds or furniture. Details must be supplied at time of booking. Sorry, no cats please.
Directions
Directions to the property and arrangements for the collection of keys will normally be sent on acknowledgement of receipt of final balance of rental.
Arrivals and departures
It would be greatly appreciated if all hirers would time their arrival AFTER 4pm on the day of arrival and vacate the property NO LATER THAN 10am on the morning of departure.
IT IS AN EXPRESS CONDITION OF LET THAT THE PROPERTY MUST BE LEFT CLEAN AND TIDY PRIOR TO DEPARTURE! ALL DAMAGES MUST BE PAID FOR It is for this reason that we must ask for a deposit of £50 separate to the booking deposit - this cheque will be returned by post once our housekeeper has confirmed that the property has been left clean, tidy and in good order.
